Beedie held a groundbreaking ceremony this month for the South Campbell Heights Business Park at 19084 20th Avenue, marking the start of a 60-plus acre industrial development that will eventually deliver more than one million square feet of state-of-the-art industrial space. The first phase covers a 20-acre parcel expected to be build-ready by late 2026, with the initial project slated for completion in early 2028. Beedie executive vice-president Jason Tonin confirmed that a "prominent player in the automotive industry" has already committed as the first tenant, though the company is keeping the specific identity confidential for now. Surrey Mayor Brenda Locke attended the ceremony alongside city representatives, Cushman & Wakefield brokers, and Beedie's construction teams, noting that this represents Beedie's continued investment in Surrey more than two decades after their first development in the city.
The project arrives as Surrey grapples with a chronic shortage of industrial and commercial land, a constraint particularly acute for port communities that serve as logistics gateways to the broader economy. Tonin emphasized that industrial jobs—often tied to manufacturing, specialty businesses, and distribution—typically offer higher wages and require specialized skills, creating what he described as a "core base of employment" that spurs ancillary service jobs in surrounding residential areas. The location near the U.S. border and Port of Vancouver positions the park to serve cross-border supply chains, with Tonin noting that these facilities play a critical role in distributing merchandise between the West Coast and global markets. This alignment with Surrey's port community status suggests the development could anchor long-term employment growth in South Surrey rather than serving as speculative warehouse space.
