June Sales Jump 9.6% in Metro Vancouver, But Prices Keep Sliding—Who Blinks First?

Greater Vancouver Realtors reported 2,390 sales in June 2026, a 9.6% increase from June 2025 and the first broad-based gain across all housing types—detached, townhomes, and condominiums—in recent memory, according to chief economist Andrew Lis. However, this activity still sits 12.4% below the 10-year seasonal average, with the composite benchmark price dropping to $1,099,100, down 6% year-over-year. In the Fraser Valley, the Fraser Valley Real Estate Board recorded 1,147 sales, up 2% from May but down 4% from June 2025, with the regional benchmark hitting $884,800, a 7.1% annual decline and now 26% below the 2022 peak.
