Metro Vancouver's June Rally Fizzles: Sales Drop 10% as Apartment Market Cools Sharply

The Greater Vancouver REALTORS® (GVR) reported 2,061 residential sales in July 2026, a 9.8 per cent drop from the 2,286 transactions recorded in July 2025. This figure sits 18.6 per cent below the 10-year seasonal average of 2,532 sales. The decline erased the ten per cent year-over-year gain seen in June, confirming what chief economist Andrew Lis characterized as the market's familiar 'one step forward, one step back' rhythm. The most dramatic pullback occurred in the apartment segment, where sales tumbled 17.8 per cent compared to July 2025, falling from 1,158 to 952 units.
