Vancouver Rents Keep Dropping but Remain the Highest in Canada

According to a recent report by Zumper, Vancouver's rental prices have continued to decline as of April 2026. The median rent for a one-bedroom apartment has fallen from $2,520 to $2,370, marking a 6% decrease from the previous year. Similarly, the median rent for a two-bedroom unit has decreased from $3,450 to $3,330, a 3.5% drop.

Despite these reductions, Vancouver remains the most expensive city to rent in Canada. Burnaby, a neighboring city, follows with a median rent of $2,200 for one-bedroom units, which is a 4.3% decline year-over-year. In contrast, Edmonton offers a much more affordable median rent of $1,250 for one-bedroom apartments.

As a seasoned real estate agent in Greater Vancouver, I see these trends as a double-edged sword. While lower rents may provide temporary relief for renters, they also signal a broader market adjustment that could affect home prices. Buyers should act strategically, as the current market conditions may lead to favorable purchasing opportunities.
