Initia Moves 1,000 Agents to eXp Realty Canada

Initia Real Estate, an Edmonton-founded brokerage with about 1,000 agents and $2.5 billion in 2025 sales volume, has moved its organization to eXp Realty Canada. Real Estate Magazine reported that the company will keep operating under the Initia brand as Initia, brokered by eXp.
The organization spans British Columbia, Alberta, and Ontario, with operations also noted in Michigan, Florida, Mexico, and Colombia. REM reported that Initia did not disclose how many agents or how much of its sales volume are based in Canada.
Question
Why would a large independent brokerage move under a cloud brokerage while keeping its own brand? Founder Jonathan Yu pointed to compliance and administration. As brokerage owners face heavier operating requirements, the back office can pull attention away from recruiting, agent support, and day-to-day leadership.

In BC, agents should treat “Initia, brokered by eXp” as a practical due‑diligence moment: who holds the managing broker authority locally, what changes (if any) hit splits/fees, and whether day-to-day support stays responsive at the market level. If local leadership and decision-making remain intact, the platform shift can be a net win—more time on clients and less time on paperwork—but if support becomes centralized or generic, service consistency and accountability can suffer. For other Western Canadian brokerages, this is another reminder that scale now requires shared systems, not just more agents.
