According to the latest report, Metro Vancouver rents have continued to decline across all unit types compared to last year. One-bedroom units have fallen to an average of $2,086, representing an 8.31% decrease, while two-bedroom units now average $2,696, down 5.30%, and three-bedroom units are at $3,513, a 4.04% drop. This widespread decrease indicates a significant easing in rental demand across the region.

The report highlights diverging rental trends between core and suburban markets. While the City of Vancouver experienced month-over-month declines in all major unit types, some suburban areas like Surrey saw a slight increase in two-bedroom rents to $2,118, up 1.05%, and New Westminster reported a 1.98% increase in three-bedroom units, now averaging $3,349.

As a seasoned real estate agent in Greater Vancouver, I observe that the current rental market is shifting, with landlords needing to be more competitive in their pricing. The ongoing decline in rental prices, especially for larger units, indicates that potential tenants have more options than ever, which could lead to longer vacancy periods for landlords who do not adjust their expectations.
